A Lyndhurst homeowner off Mayfield Road called in September with a short list: three rooms that needed to look right fast, two doors that had been painted shut, and a budget. This is what the job actually was, what it cost, and how long it took. We publish it because it is the kind of interior work we do all winter on the east side, and the numbers do not change when the town does.
The rooms
Three rooms, each about 15 by 20 feet with 8-foot ceilings, which is roughly 500 square feet of wall after windows and doors. Walls only, in a color close to the existing one. The owner chose one coat to hold the price, and we wrote that on the estimate the way we always do: one coat, color-matched, coverage not warranted where the old color differs. Each room also needed about an hour of plaster work, the nail pops and hairline cracks that every 1950s Lyndhurst house has.
- Per room: move and cover furniture, mask, 1 hour of plaster repair, cut and roll one coat: 5 crew hours, $375 labor
- Paint: one gallon per room at our cost, $30
- Three rooms: $1,215
The doors
Two interior doors with their jambs and stops, both faces, one color, hardware off and back on. A door done properly is a three-hour job, not a thirty-minute one, because the jamb and stop take longer than the slab.
- Per door with jamb: 3 crew hours, $225 labor
- Two doors plus a quart of trim enamel: $475
The total and the day
With the original touch-up scope the job came to $2,540, half at booking and half at completion. Four painters, seven hours each, in and out in one day with the furniture back where it was. The estimate had budgeted 33 crew hours; the crew used 28.
For comparison, the same three rooms in two coats would have run about $500 per room with paint instead of $405, and that is what we recommend when the color is changing. Our published interior ranges are on the interior painting page and in the full cost guide linked below.
Questions Lyndhurst homeowners ask
- Can you do it in one day? Three rooms of walls with a crew of four, yes. Add ceilings and trim and it becomes two days.
- Do I need to move out? No. Furniture goes to the middle of the room under plastic and comes back the same afternoon.
- Is one coat ever a good idea? Only when the color is staying the same and the budget is tight. We write the limitation on the estimate so there are no surprises.
- What does winter do to the price? Interior work booked by November 15 for a November to February start gets 10 percent off the labor.
