Concord Township is ten minutes from our shop in Mentor, and the housing stock is newer than most of Lake County: 1970s through 2000s colonials, split-levels, and ranches off Crile, Ravenna, and Auburn Road, a lot of them in aluminum or vinyl siding that has never been repainted. That is good news for the price. Sound aluminum and vinyl is the standard tier of our rate card, and the job is a wash, masking, caulk, and two sprayed coats, not a scrape-and-prime restoration. Here is how we price it.
Aluminum siding: no scraping, no sanding, no priming
Aluminum does not peel the way wood does. It chalks. The factory finish oxidizes into a powder that wipes off on your hand, and the right prep is to get that chalk off, not to sand it. We pressure wash the whole house, wipe any siding that still chalks, spot-prime only bare or oxidized metal with a bonding primer, caulk the gaps, mask everything, and spray two finish coats in one body color. Downspouts come off the house so the siding behind them is washed and painted, then go back on with new straps. We can mask and spray around gutters; we cannot spray around a downspout and leave a clean edge.

Windows and doors
Most Concord homes carry sound, repaintable windows, and many have vinyl replacements that need nothing but masking. Wood sash from the older farmhouses along the township roads is the exception, and those get the restoration price.

A worked example: a Concord two-story in aluminum
A two-story aluminum-sided colonial in a Concord subdivision, one body color, white trim and gutters cleaned and left white. Pressure wash, one day with three painters. Prep, two days with three painters: downspouts off, masking, bleach revival of the trim and soffits, caulk, spot prime. Spray, two days with two painters. Cleanup, downspouts back on, and touch-up, one day with three painters. That is 128 crew hours, about $9,984 in labor, plus about $1,400 in paint and materials at our cost. Total in the neighborhood of $11,400, half at the start and half at completion.
The same house with the homeowner doing the pressure wash comes down by the wash line, with two conditions we put in writing: the wash happens within seven days of our start with a real house wash such as Simple Green or 30 SECONDS Outdoor Cleaner, and our warranty covers our workmanship but not paint failure caused by chalk that was never washed off.

- Can you paint vinyl siding? Yes, in a color no darker than the original or a vinyl-safe formula, two sprayed coats, at the standard siding rate.
- Do you paint around the gutters? We mask and spray around gutters. Downspouts come off and go back on with new straps, because there is no clean way to spray behind one.
- How long does the paint last on aluminum? Properly washed and sprayed in two coats, 10 to 15 years is typical in Lake County. Our workmanship warranty on it is five years.
