Exterior Painting Cost in Chardon: Snowbelt Prep and What It Adds

Chardon gets more snow than any county seat in Ohio, and the houses show it. Paint on a Chardon exterior takes freeze-thaw cycling from November into April, wind-driven wet snow on the north and west faces, and a short, humid summer to dry out in. We paint up here every season, from the Victorians around Chardon Square to the farmhouses and newer builds on the roads toward Hambden and Munson, and the rule is simple: prep harder, use paint rated for the cycling, and respect the calendar. Why the north side sets the price

Walk the north and west sides first. In Chardon that is where the paint has lifted, where bare wood is showing on the clapboard, and where the trim has split. If the siding is sound, it is the standard tier: wash, scrape any loose edges, spot prime, caulk, two coats. If it has gone to bare wood, it is the restoration tier, and the difference is not a markup, it is a different job: scrape to sound wood, sand the edges flat, prime every bare spot, caulk, and then two coats. The south side of the same house is often still in the standard tier, so most Chardon estimates carry both rates by elevation.

Windows, porches, and farmhouse trim

Older Chardon homes carry original wood sash that has been painted shut and glazed over a dozen times. Sound paint gets a repaint. Lifting paint and cracked glazing gets a restoration, storms and screens off the house either way. Wraparound porches are priced per piece from the walkthrough, because a porch with turned spindles is a different count than one with square balusters.

A worked example: a Chardon farmhouse

A two-story wood-sided farmhouse outside town, 1,800 square feet of siding. The north and west faces, about 700 square feet, are peeling to bare wood; the rest is sound. Restoration on the bad faces (7 × $2,700) = $18,900. Standard on the rest (11 × $281) = $3,091. Sixteen windows repainted in two colors (16 × $150) = $2,400. Eighty feet of fascia and soffit in two colors (80 × $150) = $12,000. Wash $1,500. Owner quality checks $225. About $38,100 for a full two-color repaint done to last, which is why we show the number by elevation: the owner can see exactly where the money goes and decide whether the south side waits a year.

Paint and the Chardon calendar

We use a 100 percent acrylic exterior rated for freeze-thaw cycling and apply it above 50 degrees with a dry night behind it. In Chardon that is a May-to-early-October window, and the north side needs the warmest part of it. Estimates sent in winter get the first spring slots.
